As your guide, I will help you with each stage of the process of setting up your space. It begins with an on-site visit for a day or two to get a feel for the space.

Setting the Stage

Moving furniture or painting one wall can make a huge difference. Adding simple items like throw blankets or battery operated candles can make a space more inviting. Staging your space doesn't have to break the bank either. I can help you pick items for your space to get it Airbnb worthy.

Photographing Your Space

First impressions are made within seconds of a guest clicking on your site. Having quality photos with correct lighting and composition are instrumental for forming those first critical first impressions. I will photograph your space to highlight it's best features and give prospective guests an accurate preview of your Airbnb. 

Describing Your Space For Guests

Describing your place and accurately setting proper expectations for your guests is an important part of being a successful host. Being able to describe downfalls of your property such as a busy road or neighbor dog could dissuade potential guests or lead to poor reviews.  

Training You to be a Super Host!

You will be provided with training on how to:


  • Manage your listing
  • Interacting with guests 
  • Develop specific scripting 
  • Avoiding high risk guests
  • Preparing for each stay

The owner, Doug, had intended to use it for an in-law suit, but when that didn't happen, he turned to Jim and A Better B&B to transform his empty space into a cozy space for guests. It was a 2 month project working with Doug to design the space and source the furnishings and decorations. Upon launch, Pond Hill was an instant success with a 70% or better occupancy rate.

This former rental in downtown Berkeley Springs, WV was weird to say the least. It had two front doors but no real living room. It also had been slowly covered over for 120 years until the rooms were small and unusable.

This former rental in downtown Berkeley Springs, WV was weird to say the least. It had two front doors but no real living room. It also had been slowly covered over for 120 years until the rooms were small and unusable.

The house did, however, have a lot of potential that was immediately seen by Jim. It could be opened up and made into a shabby-chic cottage with a large entertaining space and smaller bedrooms. The kitchen would need redone from the floor up. Permanent AC solutions would need to be installed. A hot tub is a must in this market and would need to be added.

Jim and his team spent 8 months completely re-imagining the space into what it is today.  Walls were moved and ceilings were uncovered. The kitchen was moved and opened into the living room. 

Additional decking was added to accommodate the hot tub and an additional small bedroom was made out of a large closet.

A dry vanity was created outside the one bathroom to allow guests to get ready even when someone is using the bathroom.

Outdoor lights and a fire pit were added to enhance guest's outdoor experience.
